No, and this report isn't intended to replace a Home Report or structural survey. Every client should still read the Home Report and carry out their own due diligence.
What I provide is something different—an independent inspection from an investor's perspective, looking at refurbishment requirements, rental potential, practical issues and whether I believe the property represents a sensible investment.
I've been buying, renovating and project managing residential property since 1993.
Over that time I've renovated multiple properties myself, worked alongside trades, surveyors, auction houses and investors, and now inspect investment property professionally across Aberdeen.
These reports are based on practical experience rather than academic surveying.
They're informed estimates based on the property's condition and my experience of refurbishment projects.
Where larger works are involved, I always recommend obtaining quotations from appropriate contractors before proceeding.
I wouldn't expect anyone to accept my opinion blindly.
That's why every report explains the reasoning behind my conclusions, includes supporting photographs and is based on what I actually observed during the inspection.
Ultimately, it's another independent source of information to help you make a better decision.
Because surveyors and investors answer different questions.
A surveyor tells you the condition of the building. I explain what that means from an investment perspective.
For example:
Those are the questions investors usually ask after reading the Home Report.
The report is based on a visual inspection and is supported by the Home Report where available.
It isn't invasive and isn't intended to identify hidden defects.
That's why every report clearly recommends that buyers complete their own legal, financial and technical due diligence.
I provide an opinion on the property's suitability as an investment based on my experience.
I'm not providing regulated financial advice or telling anyone what they should do with their money.
Every purchaser must make their own decision.
The estate agent works for the seller. I work for the investor.
Our interests are therefore completely different.
The Home Report explains the condition. I explain the implications for an investor.
For example: The Home Report may identify a Category 2 issue. I'll explain whether, in my opinion, it's routine maintenance, likely to cost a few hundred pounds or something that should materially affect the purchase price.
No. It's an informed estimate, not a contractor quotation.
Where significant expenditure is anticipated I always recommend obtaining quotations before committing to purchase.
If yes, I'll tell you yes. If I have concerns, I'll tell you those too. More importantly, I'll tell you why.
Our reports are independent because we work for the investor, not the seller.
Yes. We have Professional Indemnity cover. We are also registered with the Property Redress Scheme and the ICO to ensure our compliance and confidence for our clients.
Yes. I've been buying and renovating residential property since 1993 and continue to project manage refurbishment work today.
The recommendations within the report are based on practical experience of renovating properties rather than simply interpreting survey terminology.
Because a Home Report tells you about the building. Our report tells you about the investment opportunity.
Those are two very different things.
